Custom Home Building

What is the process for building a custom home?

1. Qualifying for a loan: Homes are very expensive to build, no matter what size, most people borrow money from a lending company in order to accomplish their goals. If you do have credit issues or may be you have not been at your present job very long, we will work with you in locating financial sources. Since we do not charge for this service nor do we get any "kick backs", it is in our best interest to help you find terms that are suited for your needs.

2. Determining your budget: We believe that in having a set fee, it more advantageous to us and our customers to know that we are actually working for them, there is no need to "mark up" items in order for us to make more money. What ever we pay for an item is what we charge you.

3. Larger house or larger lot: We sit down with you and try to determine what is best for you and your family. We all have different needs and desires........based upon your answers can help us direct you in the right direction.

4. Location: If you have a lot picked out, then we will look at the lot and tell you the feasibility of building your particular dream home on that location. Not all lots are ideal for building a particular style home.

5. Blueprints: We do offer professional home design services however most people will go online and order a set of plans. We do advise you to consult with us before you make a final selection. We will gladly discuss the pros and cons of any plan so that there will be few surprises. This is also the time in which we can get more detailed specifications in order to give an accurate estimate to the lender.

6. Lender: Once you have chosen a lender, they will need a contract between you and the builder, his estimated cost of construction and a specification sheet in order to have an appraisal done.  The appraiser (often ordered by the lender) will provide the lender a fair market appraisal based upon houses and locations similar to yours. Most lenders will lend between 75% - 90% of the appraised value. The lender will pay off the lot, using it as collateral, and then issue draws based upon the amount of work complete.

Some lenders (a very small group) will try to help alleviate their financial responsibility by asking the builder to sign documents that amount to no more then the builder being a co-signer. These lenders typically limit the construction draws that in essence makes the builder become the primary lender. We do not work with such lenders as these and will advise you to find another lender. We can finance the construction of a home, however we treat this as a custom/spec. project in which we require a down payment upfront.

Again, the only documents we provide to any lender are; our North Carolina Licensed General Contractor Certificate, insurance certificates, construction estimate, construction specifications, and the contract between us and our client.

When does construction begin?

After you have closed on the loan, the builder will pull all the necessary permits and start the actual building process. Lenders will typically advanced the owner the money that will allow the builder to pull the permits.  The general contractor is responsible for having the necessary insurance such as Workers Compensation and General Liability Insurance while the owner will take out a Builders Risk Policy on the house itself. This policy is often converted into a regular home insurance policy once construction is complete. Most lenders will not disperse any money out until they have a certificate of insurance showing that the lender does have the necessary insurances. Some lenders require that the contractor provide certificate of insurances, which we can do.

How long does it take to build a home?

Most loans are good for 1 year, however the majority of homes are built within 6 months, depending on the size and at times the weather.

When can I move in?

You can move into the home once a Certificate of Occupancy is provided by the builder and you have closed on the loan.

If there are problems after we move in who do we call?

We will provide you with emergency contact numbers while at the same time request that any problems be brought our attention. North Carolina law requires that all builders warrant their homes for one year. Manufactures will also have their own warranties which will vary in length of time.

Keeping stress levels down

It is our experience that building a home can be very stressful on relationships, this is normal because there are hundred of decisions that you will be required to make. We advise couples to make the majority of these decisions before the project begins. While we do not pick colors of wall paint or floor covering etc., we will explain to you the pros and cons of your selections. When it comes to the house layout, we will try to point out any functional flaws that we see.  Many homes today are designed with aesthetics in mind, there is very little emphasis on functionality, especially in upper end homes.  We are not saying this is bad, however this is something that we will go over with you as well as providing you with additional information about your plans.
